How We Work
We make the process simple — with a clear, professional service at every step.
Step 1 — Book your report
Contact us via phone or email — we’ll take down the key details:
Property address
Number of rooms
Furnished or unfurnished
Access details (key collection, tenants in situ)
Any special requirements
Step 2 — Schedule the visit
We arrange a convenient time and date — and, if required, we’ll liaise with tenants to confirm access or collect keys from agents.
Step 3 — Conduct the inspection
Our experienced clerks visit the property and carry out a detailed inspection.
We go beyond the basics:
In-depth voice notes describing the standard of each room and item
High-volume, high-quality photos throughout
Appliance details (model/serials — helpful if an item breaks mid-tenancy)
Notes on building management and communal areas (where applicable)
Step 4 — Walkthrough (optional)
If the tenant is present, we offer an optional walkthrough to explain heating systems and key features of the property — a great way to start the tenancy on the right foot.
Step 5 — Report delivered
Within 48 hours, you’ll receive the completed inventory report — clear, detailed and ready to support your property management and deposit protection needs.
